With speculation about the progress of Bradford’s much vaunted regeneration plans rife, one local developer has demonstrated its faith in the city’s future by commencing work on a speculative 17,030 sq ft extension to its Bradford Business Park.
Jack Lunn (Properties) Ltd, in tandem with its sister company Jack Lunn (Construction) Ltd, is building two, linked Grade A office units on the Canal Road development, which is already home to Yorkshire Bank plc.
The Pudsey-based developer has instructed commercial property agents Eddisons and Carter & Co Commercial to act as letting / selling agents for the scheme.
Eddisons’s director, John Padgett, who heads the company’s Bradford office, commented: “Bradford has been the focus of much media speculation in recent months, most notably through concerns being raised about the perceived lack of progress on Westfield’s key ‘Broadway’ scheme.”
“It’s therefore particularly pleasing to see a local company demonstrate its confidence in the city by committing to this speculative development and being rewarded with strong interest.”
Since marketing commenced last month, interest in the development, which is available in sizes ranging from 2,560 to 17,030 sq ft, has been high and already 10,500 sq ft is under offer – with the deal expected to be completed shortly.
Jack Lunn (Properties) Ltd development director, Oliver Mountain added: “Given the regeneration, both underway and planned, we have every confidence that Bradford will emerge out of Leeds’ shadow to become a highly desirable business location in its own right.”
“In fact, when you consider that the city is very similar to Leeds in terms of its location and accessibility, but is able to offer far more competitive prices for commercial property, it’s fair to say that the potential exists for Bradford to become a viable and popular alternative to its more prestigious neighbour.”
When complete, the extension of the Bradford Business Park development will feature raised access floors, LG3 compatible lighting and lift access. The traditional brick buildings have been designed to blend in seamlessly with the existing properties on the park with building work due for completion in July.
