Following the successful completion of 41 dwellings at Octavia Court in Bradford, Jack Lunn Construction negotiated the design and build of a further 19 dwellings plus a retail unit on adjacent land near the city centre.
The site comprised 18 new houses, one apartment and one retail unit, which provided high quality new affordable homes and community facilities to meet growing local needs, particularly among young families.
Constructed on a Brownfield site, the company built two of the terraced blocks on a raft and several dwellings on piles and ring beams. As well as resolving the site’s foundation challenges, this solution benefited a number of value engineering exercises by reducing bulk material removal from site.
The main body of the external walling comprised artificial stone to replicate the natural stone used throughout the surrounding area. Additionally, a number of elevations were enhanced using a through colour render.
At design stage, the company reduced CO2 emissions by 25% over building regulations through a range of measures including high performance windows with enhanced u-valves, air permeability of less than seven, provision of drying space, energy-efficient lighting and all insulation was specified to a global warming potential of less than five. The company used a NIBE air source heat pump for the heating, hot water and air extraction, which is one of a number of new technologies the company has implemented by working closely with its clients. By employing these measures, the project achieved Level 3 Code for Sustainable Homes.
